Thanks for the great feedback. In both responses, it seems conventional financing makes the most sense for buy and hold. Do you think it's best for buy and sell in the beginning as well?

Thanks for the reply. You mentioned track record and I wanted to elaborate on that point. What did you find to be the most important driver of your track record in the beginning, the quantity or quality of your deals or both? Also, how to do advise new investors familiarize themselves with the many loan/financing options? Do you have any recommended books or resources?
