Thanks Zareth.  What constitutes a violation? Is there a list / can you give me some examples? Also does a seller have to disclose violations or is it on me to find out? Thanks!

Thanks for your reply.. Absolutely - I'd love to know more.  I'm not really set on a location yet but really I just want to find a place that provides solid, stable returns for the long run. Don't want upmarket, don't want ghetto - just a boring lower to middle class neighborhood that provides good returns. 

Other than that I don't mind where it is.

That's fantastic JP! Exactly the kind of info I'm after. Gives me a great perspective and some sound reasoning as to what drives the area. 

For those specialized in Ohio - would you mind giving me a similar rundown on maple Heights  and garfield heights please?

Are the army particular pockets in there that I should focus on for properties in that 60k and under range? Any cross streets / borders etc? 

Thanks John that's great to hear. I like the opportunities in Huntsville but I don't know anything about it. Appreciate the vote of confidence.  Is there another are in Alabama that is better for me than Huntsville based on what I'm looking to do?

Thank you Rob. I'm open to looking at anything anywhere at this point - feel free to send through anything you have.   I do want to specialize but right now I'm not set on anything.  When all is said and done I'll have somewhere around $300k in cash to invest so if I can get a number of homes in a reasonable and stable market I should be able to replace a decent part of my income to free us up to do more charity / non profit work which is our passion.

Thanks Curt that's a balanced response - I appreciate that. 

Where would you look? Which areas provide a 15-20% return on 100k properties? 

I'm open to refine and change my outlook - I just don't know what I don't know :) 

I have financing secured in Colorado but nowhere else so I need to find a commercial lender anywhere I go if I am to leverage. Anyone that knows any small portfolio lender banks in Ohio or Alabama please chime in!

Thank you sir I'll check it out. 

The reason I'm focusing on the others rather than Colorado Springs is the return is better. Albeit I don't expect too much price appreciation in Pueblo because of the above, the cash returns are attractive. 

Anyone have thoughts on Ohio or Alabama?

Kelly - thank you! Yes colorado is super hot and that's why I'm looking at Ohio and Alabama.  Pueblo still seems like a reasonable return at this point similar to the others I've mentioned above.  

My reservation with Pueblo is more to do with long term - there isn't much in Pueblo from an industry and growth standpoint.  Whilst it has shown stable returns rental wise for a long time, even during the gfc, there is not a lot of things driving the economy which concerns me long term.  

Bill - thanks for the heads up - Pueblo is a very fragmented market and you need to know where to buy. Some parts of pueblo rival Denver and Colorado Springs for beauty of homes and safety (albeit it's a limited pocket!) but there are some solid areas.  

My overall question is really are the places I've chosen the right ones to specialize in and get to know intimately or have I missed a glaringly obvious one?

I know there's money to be made anywhere but for a buy and hold 10+ year strategy am I on the right track?

Hi everyone!

My name is Rudi and I've recently moved to the US from Australia. I've got about $150,000 to invest in some buy and hold properties and looking for some advice. At present I'm considering:

- Pueblo, Colorado

- Garfield Heights & Maple Heights, Ohio

- Montgomery & Huntsville, Alabama

The reasons for these are that property is still fairly cheap (homes can be bought for under $60k) and returns seem to be around 15-20% gross depending on the home / market.

I live in Colorado so Pueblo is the closest market to me but some of the above have even better returns. I'm not afraid of owning property out of state as i own real estate in Australia currently 

So, my question is, can anyone with specific knowledge chime in regarding the above and secondly, are there other areas around the country with similar opportunities that I should consider?

Ideally i'd like to buy between 3-4 properties and then grow from there.
