The numbers are in fact super attractive. its almost 2x what I get from Lisbon South Bay area (where I started investing 3 yrs ago). I look for non-inflated markets and work aggressively on the deals and finding my types of sellers. I started prospecting the interior around 2 years ago. After picking a handful of areas of interest, it took me about 6 months to work on the deals that met the numbers I mentioned before.

Now its time to scale!

I wonder if you could do a "deep dive" in one of your deals. Netting 25-30% yearly ROI is just amazing.

I would really appreciate the opportunity to "see" into one of your deals and your numbers (they don't need to be exact, just a ballpark). I honestly can't find returns like that in LTRs and I wonder if the problem is the way I am looking at things (you don't know what you don't know, right?!).

Curious about 2 areas: Lisbon and the "Costa de Prata". You're in Lisbon, right? How do you feel the RE market is right now and how it will be in the next 6 moths?

Hope everyone is well.

Lockdown is being lifted and looks like the B and C areas took a ~8% haircut in asking prices.

I am looking at the center of Portugal, in the interior and RE is local... How are thing in your "interest" area?

Hi Luís,

Congrats in finding a deal.

My suggestion (without knowing the details of your finances, so take it with a grain of salt) is to start an LLC and run your portfolio cashflow through it.

It will qualify you for business loans and even allow you to use the PME guaranteed lines of credit.

Furthermore, it will probably more tax efficient to run your properties that way.

Today's edition of the "Expresso" brings an article about automatic tax exemptions for foreigners in Portugal. Apparently the scope of activities / investments that had this "bonus" increased.

Perhaps it will be of interest to you:

Yes, made it this January with DeutshBank (now changing to ABanca) when bought a T3 apartment. Worked fantastic with 1% fixed rate for 5 years, and 2,5% for the rest of the contract with variable rate. 

I wish i could had my other deals like that.

Today my portfolio is:

- T2 apartment mortgage free

- T1 apartment with 60% LTV mortgage (variable rate with UCI)

- T3 apartment with 60% LTV mortgage (the one described above)

- 2 stores leasing from CGD

Can you share your experience?

Just starting out.  I bought a condo to live using my investment criteria (long and boring story). Still with no real world experience. I have been studying and I am looking to do my first deal.
