We find ourselves making more and more phone calls these days as a supplement to direct mail and other marketing.  What tools are you using for cold calling?  Autodialers? Lists/databases? Virtual Assistants? Call Centers?

lease transfer should be in your sales and purchase agreement. Make sure you collect the tenant deposit and prorated rent from the seller.

I am not an HVAC expert, but I do have experience with quite a few renovations.  As I type this, I am sitting in my office/guest house enjoying the A/C from a mini-split.   I like standard mini-splits and cassette systems when installing standard ductwork is difficult or impractical.  I used a commercial-style Diakin cassette system in a finished lower level renovation of a house on the Battery with good results, but it was a situation where a ducted system was simply not an option.  Cools well, heats well, but the homeowner notes water dripping from the vents on occasion. (These cassettes are installed in the ceiling) @Jeffrey Stasz some of your buyers may remember the days when mini-split units  did a poor job of controlling humidity.  I recently built a tiny house on wheels with a mini-split and I am happy with the performance there and in my guest house, but my concerns about humidity control persist.  A traditional split system with an indoor air handler and a variable speed fan does an excellent job of removing humidity from living spaces (as evidenced by water in the condensation pan), but I always wonder if mini-splits do the same.  Daikin claims that their cassette system controls humidity well, but I notice water droplets (and stains) on the vent grills in commercial spaces often enough that my doubts persist.  Good question for a certified HVAC installer.

I second Troy's recommendation of John Florence as a settlement attorney. 

Good contractors are hard to find and hard to keep. I can share a recommendation if you contact me directly. 

United Community Bank, South State Bank, and BNC are all good lenders.

@Lauren Taylor and @Christopher Bunge.  We are expanding from the Charleston area to Columbia and Greenville. I have found a couple of decent renovation crews in Columbia and completed my first fix-and-flip in COLA this month.  If you find deals that we can buy from you - paying commissions or finder's fees - please let me know.  Looking for fix-and-flip opportunities in first-time homebuyer neighborhoods and next-step-up neighborhoods.
