Thanks for the input. I am going to pass on this property.

I am looking at picking my first property. A fixer upper duplex in Anderson County, TN. Doing the math the numbers will work. Basic numbers are purchase for 45k put 10k to fix it up, rent for 600 each side.

The only unknown for me is there are railroad tracks across the street from the property. Does anyone have experience with how this might influence normal rent rates?
