Post: Purchase subsequent Tax Liens with out waiting for the auction

I've noticed in the Maricopa county online tax lien map, some investors have purchased tax liens at auction. Then 4 months later they purchased subsequent delinquent tax liens on the same parcel without waiting for the auction in February.

I also have some tax liens that I want to purchase the subsequent lien on. I've called the auction firm and the county and the phone operators don't know how to buy the next lien until the next auction.

Do we have any tax lien pro's here who know how to do this in Maricopa County AZ?

I'm looking for some properties for buy and hold. My favorite is large >1400sf townhomes with 2 car garages in Phoenix and Glendale.

@Britt. I agree although at his discretion he could choose to pass it on to his heirs with zero gains tax if he just waits. If I want the deal I need to be both helpful and creative. I think there might be a way to make it work.

@Russell I thought so but wanted to get the wisdom of the group to confirm.

I'm still open to additional ideas. This is a really creative group.

Hello BP. 

I have a conversation going with a seller who has multiple rentals. I made him an offer on one that would work for both of us.  He didn't balk at the price but told me tonight after a conversation with his accountant. He doesn't want to sell it now and pay 25K in capital gains taxes. He bought it in '84.

I know there is still a way we can figure a deal out. He does want to liquidate properties.

I understand we could do a seller carry back and spread out the tax liability. Are there any other tools or methods we can minimize his tax burden?

He isn't interested in doing a 1031 tax exchange either. He wants fewer properties.
