I am currently testing Rent Manager which is pretty good but expensive....$75.00-$150.00 month depending on what you get. Good news is it expands as you do with no additional cost and has a robust suite of reports, processes and record tracking....all tied together....Just signed up to test appfolio so will give Rented Direct a look as well...Thanks!

Thank you. Rent Manager has the applicant screening ability  though they are funneling to a 3rd party and it is an added cost per applicant. I will just make that cost up in application fee.

I have been reviewing different software programs and am currently on a 7 day test period with "Rent Manager"....I have also looked at "Point2" and some free spreadsheets on the web. I am just starting but plan to grow. I need a software program that expands with me. So far, Rent Manager seems to be pretty efficient.

Any opinions on Rent Manager or any other software program?

Does the 50% "rule" have a sliding scale? Obviously an older property will require more repair and maintenance than a newer one would. Is it fair to assume for older properties I had better budget 50% of monthly income for expenses and I could budget 10-20% less for a newer property? Even at that, later years of ownership would require and increasing expense budget.

A couple of ideas that helped me develop my plan was looking it up online. You can find some outlines and examples that way. Also a couple of books that I read had some outlines and suggestions for the same. One of those books was the one from this website....: Beginners Guide to Investing in Real Estate.... even though you are not a beginner, you will find what you need in one of those two places.
