@Tyler Jahnke how is this going? I've listed to his podcasts and several others and trying to find real world examples to see of other investors would recommend MI as a turnkey provider. Hope all is well and look forward to any updates and photos.

I've been to the meet up in Santa Monica and it's great. I recently moved to LB and haven't found a similar meet up yet. I'll try the FIBI mentioned above but it appears to be more about running a business in general than the experiences and tips from fellow investors. Perhaps each event focuses on different topics which would be great. The open forum and speakers at the SM event were solid. I also agree with @David Faulkner in that staring one is a great idea. I only have one property so I'm looking to learn as much as I can about what to avoid and how to create a portfolio of buy and hold properties.

I noticed the brown spots times after a week of rain (both times).

These are exterior doors. If water is the issue, would you recommend pealing back the carpet first then walls etc.? Any advice for dealing with water to prevent mold?

Has anyone seen this before? Do you recommend pulling the baseboard off to make sure there are no signs of mold or should the first step be to treat it as bleeding wood and prime/clean/paint?

Thanks for the post. After I noticed the discoloration I simply cleaned it with a little warm water and a rag; I did not prime or paint the area. I purchased the house two months ago and at that time all paint was new.

Hello BP community.

I don't know the condition of these walls other than new pain was applied two months ago. I started seeing a discoloration at the bottom near the doors on both sides (french doors). I cleaned the area with a rag and about 10 days later it's coming back. The area doesn't appear to be damp but this is an exterior wall and we received a good amount of rain last week.

Any idea what this could be and how to go about fixing the issue?

I can already tell this is a great community! I look forward to being able to share on the marketing front too!

About 10 months ago I asked the owner if I could buy the house with no money down. I didn't have anything saved up but I knew that I wanted the house. The conversations have progressed slowly but he’s agreed to meet with me in person when he’s in town - which also means he’ll see the new 2 story monster across the street that went up and was sold for 1.9MM :)

Do you have any recommendations on what else I should ask about regarding the terms? When I spoke to him last, we discussed 850K for the house (which may change since it was 10 months ago), 10-15% down and 5% for 5 years, but that was all. I do have a list of comps in the area and most of them are close to or more than 1MM. However I would like to get a more accurate estimate of what the house is worth, do you have any recommendations on how I can go about doing that?
