The first ones I purchased were purchased as performing and am doing fine on those.  Have bids on some nonperformers of which one bid was just accepted.  Will have to check back in a few months to see how it turned out.

Hello @Martin Saenz  

I took on debt rather than using a JV because I wanted to experience the first few note acquistions and dispositions myself without a chance of losing someone else's money. Now that I am building a portfolio I wouldn't hesitate to take on JV.

If the Notes are located in Texas I've heard BTH Bank and Texas Brand Bank although I've never used either one. However I've often times considered it.

@Dion DePaoli - I do have a question about your statement that math is absolute. It's been my experience that these seller serviced owner financed notes don't have the best record keeping when it comes to accounting. When buying a note from the individual what do you do in the instance that neither one of you, nor the payor can get a true accounting of payments made? Do you make your offer to purchase the note based on what the UPB should be if all payments were made assuming the loan is performing? What balance do you tell your servicer to start collecting? Do you waive a portion of the balance in the payor's best interest just to have a starting point of what to collect going forward? Would also like to know if you apply the same method for a performing loan and a nonperforming loan in terms of determing the balance going forward? Would love to hear from several of you on this as I do feel this is a really relevant and applicable topic in the seller self serviced arena

Note MBA has 140+ episodes on podcast. Great material there as well. I can also second what has been said about Scott Carson. He interviewed Katie Moton and Gail Greenberg who were both new to the business. Listen to those episodes first then dive in deeper with the other episodes.

Hello fellow BPers.  I'm trying to help a friend who lives out of the country.  He owns two units in McKees Rocks PA and needs a new property management company in or around the McKees Rocks or Pittsburgh area.  Please provide me with some recommendations so that he can begin the interviewing / hiring process.

Didnt hit Note Expo but did go to the Paper Source conference.  Wow it was impressive.  I would have paid 3x the amount they charge because they bring so much in terms of content and seasoned professionals.  I'm clearing my schedule for 2018 to make sure Paper Source is on my calendar.  If you are ever considering an event in the Note buying space Paper Source is a must!  There is a Note Expo event in Dallas in November that I plan on attending.
