Hello everyone,

I am looking for some feedback on condo purchasing. I am looking at a package of condos in Florida and I am wanting to know what you see everyone doing when it comes to the HOA Fees. Do you charge these fees back to the tenant when renting out the condos? Running the numbers on these properties that is the only way that it will cashflow. Please share with me what you see others do when it comes to HOA Fees.. thanks

Thank you everyone for your input and thoughts.  I have 4 properties that are in the B class and I am watching what is going to happen in the next coming years with minimum wage. My thought currently is to buy some C class properties with opportunity for improvement and turn them into B Properties. Then with the minimum wage hike I am hoping with will create good cash flowing properties. Slow and steady is the plan and wait to see how each year plays out.

I am in Illinois and our minimum wage is going to $15 over the next 5 years. Who has experienced this and can you share what you have seen with rent increases over time.  I have looked around at some other states and some have seen large increases and others not so much.  I feel like this is a great time to buy believing rents will be going up and this will allow me good cashflow for the future and appreciation....Thoughts???
