Not sure if this is the right category, but I am looking for real estate lawyer and CPA recommendations for southwest WI, including Madison. A friend and I are looking to start a business partnership, but I am not sure the best structure. We are considering multiple options. We each bring different strengths, but how do you value each of those? I will bring more money than him, but he has more connections in the area and will likely provide more of the labor. I will provide some labor and likely will work on finding more investors, although he will bring some as well. Should we just go 50/50 and use arbitration for disagreements? Should one person have majority ownership at 51% and the other 49%? Should we base percentage on how much value each person brings?

We also talked about potentially doing each deal as a separate structure in case we are in different positions for each. For example, he has a lead on an off market duplex that we want to get. I will bring the cash, but he brought the lead and will put in most of the labor. I probably will handle the leasing and rent collection. We are also considering a larger multifamily that needs some work. He likely won't bring much money to that deal, but again will likely do more of the labor. How do you value what we each bring?

Any suggestions on ways to structure a partnership? Thanks

Thank you all for the quick feedback. Lots of good points here. It looks like the seller agent might just be a residential agent. It’s in areal small town which would explain that. I may call tomorrow to at least get additional info. I will pull in more experts before making any kind of offer though.

Good day BP community. I recently got interested in investing in MF and have been focusing on learning as much as I can. I found a 16 unit MF on the MLS that I am interested in and have a potential investor that is highly interested. He wants me to get more info on it. Since I have been focused on learning the last couple months and have been busy at work, I haven't had time yet to build a team. Should I just contact the listing agent directly or should I take the time to find my own agent and go through them?

Regardless, I would appreciate any recommendations for commercial real estate brokers, CPAs and lawyers in south central Wisconsin. My focus is on finding value add multi-families in the short run and I want to start building a team.

Hi Chela. I am new here to BP and would love to join a REI meet up in the Madison area. I currently live in Platteville, WI, but used to live in the Madison area and plan to move back sometime this year. Is there a way to get on a notification list for meetings?
