good question. honestly, the biggest thing for me was to work for someone who explained the ins and outs of this type of lending and valued building relationships rather than doing just one off deals. i found that in the HML i use. happy to share more.

good for you on starting so young and yes, hard money is probably your best bet. i used hard money many times and it worked well. happy to share my experiences.

i would try to do it just as debt, meaning just give them a rate of return and a payment each month. this will, most commonly, be most advantageous for you rather than giving up equity. hard money lenders usually do not care where you get the DP. that may be something of interest for you.

i have done quite a few flix and flips and buy and holds with hard money. i work for a HML now and having done hard money deals myself and now being in the business, you really want to get your number right and align yourself with a contractor you trust. on the back end, you want to be rock solid on the ARV. happy to share more experiences.

there are other options like 203k loans etc. i will say hard money will be your best and easiest bet, most likely. i have used it many times and it was instrumental for me.
