i am currently in college and our landlord is a big time real estate investor in the cleveland area... i live with 5 other friends and our landlord made us each sign our own lease and pay our rent separately.

hey dave,
although i dont have many of my own properties i know my father hires general contractors and then pays them by the job and not the hour (many will milk the clock).

off campus is renting is quite expensive because i am located in a nice suburb. i've thought about buying a home and renting it to other students but at this point the money isn't there. most of the homes are 100k plus.

After gradutation for college i am looking to get right into the real estate world focusing on investing and flipping.
Currently i am wondering if it is smarter to buy a duplex as my first home and rent the second part of the home (leaving me rent free) or to buy a single and start saving to buy my first flipper?
