Hi all,

A long time ago Brandon Turner (@BeardyBeandon) mentioned his minimum criteria for investing was: 

* $100/mo/door cash flow

* 10% CoC annual return

I’ve used that as a guide since I heard that… thank you Brand Turner! 

In a recent BP podcast David Green (@DavidGreen24) mentioned his minimum investing criteria has changed based on how our market has changed in 2023 & 2024. Makes complete sense!

Being a long term rental investor, I was curious what your minimum investment criteria are in mid-2024.  Would love to hear your thoughts!

I just came across this post from 7 years ago.  What a thorough broad-stroke overview of each zip code.  Thank you, this is incredibly helpful!

I was curious if you there were any zip codes you would update here, with the growth of the city over the last 7 years.

My wife and I are looking to start investing in the KC Metro so any additional guidance you can provide would be greatly appreciated.

Thanks for the note here regarding your search criteria.  I've started building a doc aligned with those parameters to help identify target markets.  I'm curious if you've adjusted any of your criteria this year, given what we saw with Covid and the government printing so much money.  Any changes you've made?

Interesting discussion, thanks for starting it.  I joined a company in June (UV Residential) that has employed Envoy in NorCal with 2 EV units.  Our company has a strong focus on the environment impact we make (along with financial and social), so this was an interesting area to explore.  It is a tremendous leasing tool, and we are seeing steady increase in usage.  I'm exploring installing them in two other communities here in CO (both 200+ units).

BP Community, I’m looking for your insights. I’d like to find a way to target some off-market deals in my target areas. Does anyone know how I can pull a list of a specific group of properties (small multi-family for example) that are off-market, and then cross reference them with other data points (out-of-State owners, amount of equity, etc)?

@ Bill S. - Bill, I’d love to know more about how you negotiate the 100% seller financing. Haven’t heard much about that option. Any suggestions for learning more about that?
