Investing out-of-state in lower-cost markets can be lucrative, but thorough research is key to choosing the right areas and neighborhoods. Welcome to BP! My advice would be to save until you have 20-30% for a down payment on a long-term rental in the median price range ($150K-$300K) and focus on markets with diverse economies and housing prices below the U.S. median for better affordability and stable long-term returns. House hacking is also great for first-time investors, and you can get an FHA loan with a significantly lower downpayment.
