I'm buying a couple properties in Missouri (1st rentals). Should I form LLC in Missouri or use a different state like Wyoming? I believe Missouri has parent/child LLCs, anyone have experience with those? Wondering if I should set up LLC and then have each property a child LLC of the original?

I have two homes in Missouri that I made offers on for $63k and $77k (paying 25% down on each). Then our loan officer said the underwriters rejected them. She explained they are lower priced homes so they have a hard time selling them in secondary markets. Now I'm scrambling to try to save these deals.
Any suggestions?

I live upstairs in a primary residence and have just started renting out the basement. Can I get cost segregation depreciation on the % of the house that is rented out?
