Good morning,

I'm interested in getting into REI and I've decided that my first investment will be a BRRRR. I've listened to numerous podcasts, read many articles and blog posts on the subject so I have some knowledge on the subject. However, I know nothing substitutes experience. If anybody could offer any advice it would be greatly appreciated. I look forward to hearing about everybody's experiences on this method of REI.

Hi, I bought my primary residence last year with a 4% down FHA loan. I would like to buy my second property after one year in my primary and keep my current as a rental. My current payment is close to $1700 a month and I know I could get around $1900-$2000 a month for rent. I don't believe I have too much equity due to buying high in the market. Does it make sense to try to refinance to lower my payment or just take the $200-$300 in cash flow per month? Any advice/wisdom would be greatly appreciated. Thank you.

Hi,

I'm looking to buy my first rental property in the Miami area and was curious as to what is the least I could put down for a down payment? I spoke to one lender and was told that minimum down for a investment property would be 15%. Does anybody have any insight on this? I don't have much to put down at the moment due to recently buying my first house and paying for a wedding but I would like to get started in REI sooner rather than later.
