Cash on cash

IRR

DSCR

Expense ratio

1% Rule

2% Rule

50% Rule

Etc.

Basically how do you want to write a potential multi family investment property?

I’m aware there is no one-size-fits-all approach, I’m just curious to what you other BP’ers are doing…

When you post a reply, it would be helpful to know what market you invest in, and what your average deal size is, number of units, etc.

@Sean McGrattan I’ve read my fair share of books on the subject. My favorite so far is Crushing it in Apartments and Commercial Real Estate by Brian Murray. I’ve recommended it numerous times.

Hello BP !!

My name is Ryan, I'm 36 from Dartmouth, Massachusetts.  I am a new real estate investor and delighted to be a part of the Bigger Pockets community. I've been listening to the podcasts for a while and the content is amazing.  I've browsed the forums for a while and learned a lot but finally felt it was time to make the leap and join.

I currently own single family home with an accessory apartment.  This was my intro to real estate investing...  I'm looking to scale up quickly and I'm currently looking for my first multifamily deal.  Preferably 8+ units.  I'm actively looking and ready to take the plunge.

I'm Looking forward to learning, networking, and connecting, with all of you!
