FHA 3.5% downpayment, house hack multifamily. You will need a salary position or two years of consecutive work. 75% of the rental gross income can be used to help you qualify.

Hi Jordan! 

I just began investing in PA and may be able to provide some insight on your situation. I most likely am not the mentor you are looking for, but it may prove helpful to have someone else look at the numbers/area of the property you are looking at. 

I can also provide some insight on your financial situation and how to potentially purchase more than 1 property every 2 years. 

As far as personal education, have you read any books/listened to the podcasts? I assume you've done at least a little of that considering you are on this forum. 

Also, try reaching out to an investor real estate agent via agent finder.

I've done multiple HELOCs on investment loans and there are definitely options that come with an interest-free period.

As far as 10 years, I have not heard of those, but honestly would not be surprised if they exist. But be wary of the upfront fees they may charge you.

Congrats on joining the REI industry!

Taking out a HELOC is an awesome idea and there are definitely ways to utilize that to purchase a home with as much cash then do some sort of cash-out refi to get the cash out and pay off the higher interest rate on the HELOC.

In terms of your strategy, it seems like you are a little unsure. I'd love to talk to you about your goals and provide some insight!

Those areas are all good options, however have you read the actual landlord/tenant laws? I'd suggest reading those and then deciding which of those states sounds the most appealing for you. 

Then move forward into what area has potential. Preferably near urban centers.
