I am in the process of purchasing a building that used to be an assisted living facility. I have started the process of purchasing and reopening it as assisted living. I had my investor recently back out because of personal family issues so now I am looking to find another investor whom is willing to replace him. The facility will cash flow in the 2nd year. Any suggestions where I can find another investor(s)?

I am looking at brokering some hard money for some private investors here in Colorado. Am I going to need to be licensed with the state or SEC? If so, what lincense(s) do I need?

I am somewhat new to flipping. I just finished a rehab and was offered a contract but I am running into the FHA 90 day rule. My realtor told me I couldn't sign a contract within 90 days but I always thought you couldn't close within 90 days; which is it? Are there any other tips/tricks you can offer to me about the FHA 90 day rule?
