Hey everyone.  I've been seeing a lot of information recently about experts pitching/selling their programs about wholesaling, lease options, subject to deals.   The three names I see the most are Ron Legrand, Phil Pustejovsky and Joe Crump.  Can anyone offer any insight on these programs being good or bad and why?  Thanks in advance

Hey BP.  I need some advice.  I currently have a three family property under contract.  All three units are comprised of 2 bedrooms and 1 bath, and each apartment has approximately 1100 square feet of living space.  

I'm trying to figure out if it's feasible to convert the living room to a third bedroom(each apartment has a kitchen, living room, dining room, two bedrooms and one bath).  I have already had a contractor quote the job to cost around 3k for demo, framing, sheetrock, per unit.  

In my area, a three bedroom rents for about $200 more than a two bedroom, so this option would definitely be cost effective in recapturing the investment.  However, would the lack of living space/living room drive away potential renters or do you think that a third bedroom is more desirable?  Any advice would be appreciated.

Hey Preet, thanks for asking this question.  I just took all my real estate classes and am studying for the test now and was wondering the same thing as you.  I hear the pros and cons of going with the bigger established brokerages and am torn as to which direction I want to pursue.  I own some rental properties and would love for that to be my specialty, I'm just in the information gathering phase and trying to figure this all out.

@Joshua Watts 21k a month???? That's awesome man. Congrats. I've been looking into this asset type recently as well. Do you have any recommendations as far as books, websites, resources, etc that we can use to learn more about the ins and outs of self storage???
