Great - thanks Guifre!!!

I am having a hard time getting the 8.95% you are talking about. 

If the NOI is $53,997

And total cash invested was 181000 (this adjusts the closing cost to $10k, lets say I can get 3.75, I am trying to get the math right in this equation).

I am seeing the Cash on Cash ROI as 29.8%.

Where am I going wrong in this?

And idea why NOI is 53k?

I've analyzed a few deals using the recommended $1000-$2500 window, but haven't heard about a 4% of the property value metric. Either this is way off (which i'm hoping!), or I need to adjust how I am analyzing my deals. Looking forward to hearing the answers you get!
