2 bed 2 bath 1930s home on .7 wooded lot 2 minutes from Birch Creek forest. It has new roof, roughed in HVAC and new windows. It needs electric, plumbing, and finish work. We have a baby coming and I have started a new business that is consuming most of my time. We would like to see it finished instead of sitting until we get around to it. 

We are asking 175k as is. We are not financially stressed so NO LOW-BALL OFFERS. Will consider owner finance at 10k per month for 18 months. Also will consider partnering and profit sharing if you have the ability to manage a project. Experience required.

I am curious if hard money lenders will get give a loan against a manufactured home on one in acre.

Also, any advice for newbies with this strategy would be much appreciated.
