@Nicole Graves Theres an Attorney here in NJ, name is Chris Goodson, he also has a company that does transactional funding. I'm not sure if he gets to your area but probably does. Also Velocity Capital, owned by Sean Terry and his partner. IDK if they opened up to outside investors yet but give them a shot, hope this helps

@Jack LaGuerre You can't do a double escrow in NJ. Its illegal, what you have to do is called a double close in which u have to bring the funding from A to B. If u don't have the funding, then u need to find someone to provide you with the funds and they typically charge 1.5%-3%. Look up Chris Goodson, hes an Attorney in North Jersey. He can help you with everything and he will give u a free meeting to answer any of ur questions. Personally, i don't you a title company for north jersey.

I'm not going to say i know everything but this is just my opinion. Remember this is a business, which you probably know, and in business your reputation is everything. I don't know your background but if ur new to wholesaling, stay away from HUD and MLS. Why you ask? Because you, your dealing with brokers and agents. If you cant close on the transactions, your going to ruin your rep. Now that being said, once you have the finance to be able to close on the deal (incase buyer backs out), good buyers your trust (you really want to have buyers lined up so you can close it) and a good understanding of wholesaling, then you can try doing it. If u become the guy around town that backs out on deals, you might as well move or virutal wholesale.

Now listen, i know theres people thats going to bash me and say, "Im new and i did it like MLS/HUD" Well thats good for you but not everyone is the same. Just remember Reputation is everything! Because think about it like this, if im a realtor or broker and we did a couple of deals before and im doing another deal with someone else and the deal falls apart and i need to close it. Ill be like, hmm who can i call to close it. Oh yea Stephen. Ring Ring. "Hey its Ryan, i got a smoking deal, ill give you it for 20-30% w/e the number, can you help me out"? Thats how things happen.

Im going to be blunt. You can take my advice or not, idc because the only person who knows you best is yourself.

@Eladio Perez Theres 2 things you can do. 1) Use a State Contract, just add outclauses. 2) Use a custom Contract. What that means, just a basic real estate contract which is drafted up by an Attorney.

or you can get it from someone that does business in your state.

Ill give u the example in NJ. When dealing with sellers that dont you a lawyer, a custom contract is fine. Its basicly just a short 2 pager. When dealing with Attorneys, its best to use a State Contract because they seriously make a deal out of nothing. 

Now what i suggest to you is, becasue i literally talked to over 50 Attorneys and ****. If your going to use a custom contract, make sure you know how to use the state one as a backup because if Attorney comes in, and rips up your custom one and said they want to use a state one, you know how to use it.
