Hi all,

Recently I have been looking at various forms of financing for future properties. One of the more intriguing forms I have learned and studied is syndication. Not having been a GP for a syndication before and looking to raise money and structure my first smaller syndication,

What advice would you have on sources of capital from limited partners?

Where to go to connect with individuals (other than friends and family) who are interested in this type of investing?

Any more advice on the topic dealing with structure, analysis, etc. would be appreciated!

One thing you have to realize before doing that is you are essentially leveraging 100% of the property, in all terms that is very risky. 

But since you know understand that start with the friends and family round. That is where everybody starts and truly all you need if you're not raising millions. One thing I will say is that if you are not comfortable yet going to your friend and family then you shouldn't be raising from strangers yet either. That is a step that a lot of people try to skip but never ends well. 

Thank you Brett! I was thinking of gong that route, starting with family/ friends. Have you done this before? If so, did you have them come on as an equity partner (say 50/50) or did you just have them loan the money for the down payment with a term and rate to pay them back? Lastly, if you went the loan route, did you set this up through a lawyer or another entity?

Hi all! I am currently looking to purchase a small multi-family property and was thinking of purchasing out of state in order to have a lower entry point regarding my down payment amount and purchase price. My goal is to enter a cheaper market that has strong cash flow. I am looking for any advice on the process you followed purchasing a property out of state:

Did you visit the property prior to purchase, or use another source to view the property for you? 

How were you able to find a strong property manager in that area and what qualities did you look for in choosing the right manager?

What obstacles did you face in finding and closing on the deal?

Hi Everyone,

I have just recently purchased my second investment property using my own money on both deals. I am now looking to start scaling my portfolio further, but understand that to do this at the rate I am hoping for, saving and investing my own money repeatedly is a long, slow process. I am now looking to start utilizing private lending or other forms of creative financing in order to fund my down payment for future deals. Do you have any advice on how to get started in raising outside capital (how to contact people, who to contact, etc.)? Can you provide any examples of successful or failed attempts at doing so? Thanks!
