I'll check with local banks and see what they can do when 6 mo and 12mo come around. I have a realative that has a lot of strong realationships with banks. I'll see if he knows which banks to start with.

All cash, I want to fianance them so I can buy more rental properties. They are all rented out for 2 percent of the total cost including all fix up.

I own 5 rental houses in Phoenix Arizona. What is the best way to get financing for these, best rates and not hard money. I have not owned them all for 6 months yet. Im a realtor so, I don't have W2's. Let me know what else you need to know etc.

Nick,

As of now I don't need one. I plan on buying several more rental properties. When I have ten or more properties I think then I would want a property management team to take care of finding tenants, collecting rent and maintenance.

A lot of company's charge 8%. 8% of 800 is 64 bucks. How is 50 an insult?

I have 2 properties in Arizona and want to know if any of you recommend a property management team or if it is better to do it yourself using online management? Also is there any PM that does it for dead low price like 50 bucks a month? Any PM in Arizona with good cost / value ratios. Thanks again!
