John correct, the marketing budget would be allocated towards filling the pipeline with leads for the purpose of closing more deals. We are utilizing a number of different mediums in our business currently, I was just curious to see what others are doing at the moment and what the returns are.

Hi All,

This question is for those who have flipped 4+ properties in the last 12 months. You have $12,000 (2k per month) for the next 6 months as a marketing budget. Where are you allocating the funds to get the phones ringing and fill your pipeline?

Hi All!

Is anyone aware of any companies that will assist in identifying emerging markets? I know things like population growth, job growth, schools, large employers etc are critically important in forecasting the future strength of a particular area. But for sake of leveraging time are there any resources that can assist with gathering this information?

Hi All,

I am hellbent on trying to find a small multi-unit property (2-4 units) off market that I can rehab, rent and later refi. What is the best way to source these owners on a site like Listsource? I am totally open to other resources as well, I just need assistance on how to find these people! My thought process is to direct mail, geo-target, cold call, etc just like I would to uncover wholesale or flip opportunities. Any help would be greatly appreciated!!

Great Question Bryant! I will be following this thread closely.My partners and I are  meeting with a Real Estate Attorney next week to draft up an Operating agreement for our Buy and Hold business so will be sure to message you the details.

Hi All,

My two partners and I are in the process of creating a Partnership / Operating Agreement for our business (fix and Flip / Buy and Hold). What questions are an absolute MUST that we should be asking each other prior to having this drafted and subsequently what are the MUST have contract clauses that should be inputed into the agreement.

Full disclaimer, we are scheduled to meet with a Real Estate Attorney and I realize none of you here are offering me legal advice, just very curious to learn from those that have gone through this process before.

Hi All! 

 My partners and I are getting ramped up for acquisition mode and are trying to identify our target market. We are currently searching all areas within a two hour radius of where we live. What resources do you all use to perform your market research (i.e Websites, forums, business journals, etc) on an area and what lead indicators are you looking for to determine if an area is prime for investment (Job Growth, Income Growth, etc?).
