Our inventory is certainly lower, but Zillow does not always do a great job grabbing the mls feeds for multifamily. You probably are going to have better luck looking at realtracs.com, the consumer side of our MLS.

My El Paso folks,
I am currently looking for an agent or brokerage to work with for purchasing 20-50 homes in the El Paso area. These are for housing workers for one of our sister companies. We will need someone who is familiar and good with using Texas portability of license. This is an immediate need and are realistic on prices, all cash transactions with min. due dil. Not interested in fixer uppers, only turn key properties.

Ah, missed short term. Long term are doing great, but there is a huge demand for short term single family too. This is for a mixture of reasons, but the people I know doing it are doing really well. It is not a tourist city, but we do get a lot of travel and people move here.

@Pierce Wickens vacancy is almost zero if you are priced correctly and even some people are getting pretty high stretches for rent because we have a historically low inventory and super high demand.

@Kendall Arriola Welcome to Clarksville and investing. Crazy market, but still opportunities, especially if you have favorable financing options like the VA loan. Just a quick note that FHA and VA require the property to be your primary residence, so you can't buy a place and live on base. That being said, its completely worth making the jump and going for it. Make sure you have a great lender who understands investing.

@LaRussa Henderson it’s hard to say unless you note what you are paying. Appraisals are all over the place right now. I would go back to the seller and ask them if they have any room. A lot of things are selling at the top of the market currently, but it doesn’t mean that this is the actual top just means the current market. I like to look at what new construction costs and compare the two a little bit and then also the simple fact that your number still work even with a lower appraisal would probably be a good sign to move forward. The Clarkesville market has hardly anything for sale to even begin with much Less multi family.
