As for this area, prices are on the rise. They could nose dive again within a year and thats fine if they do, we can pick up some more.

Depending on the number of units, 10 in Michigan, it requires a type 1 water system, which gets costly.

Sewer is a whole other animal. Licensing is required for the these systems not to metion the captial to get them in the ground. I spend my other time in the utility buisness.

While someone mentioned trucks, are there any other Duramax owners out there? Max trailer weight for my truck is 13k but I have been over that number many times. The truck alone weighs 9k. Gross vehicle and trailer of 22k.

A 1031 is a huge tool, I'm getting the feeling most people on here are not long time holders of high value property. To defer the tax effects on a million+, 15 year property is awesome.

I am curious on what rates are being proposed for the transactions, because we found they vary a lot.

We have been on both sides of a 1031 (buying from people using it, selling to people, and using it ourselves).

What fees are they proposing for it?

I differ, I have no problem paying 65 for a delta faucet b/c once that cheap one starts dripping I'm going to pay more than that in water.

I can buy lockets all day at Menards for 11 with a deadbolt.

They get changed after each tenant, some go rotation, some to the trash.

If its a lock only can buy those for 6. I have yet to have one fail with a few with 6+ years on them.
