34 days from the time the counter was submitted until a acceptance letter was issued by chase.

Yes they did accept it. I could be in it for 5k for paint and carpet to get market rent but I'm planning on holding it for awhile. So the windows are going to replaced and vinyl siding over the existing wood on the front. A duplex around the corner sold 2 weeks ago for 108k, cash, with 4 days on the market. That was good to see.

Closed today, patched drywall on the vacant side today. Should be rented in 2 weeks.

Closed this morning on a Duplex and closing cost was $223

Ahhh my favorite thing the rental inspections. Somethings I've been hit with from municipal or insurance inspectors:
- Smoke Detectors are #1, make sure they work, don't have anymore than needed.
- Outside lights burnt out
- Stoves that don't light but always light no problem when I'm there
- Missing screens, that tenants have destroyed and then throw the frame away to hide it
- Top pane on double hung window drops when unlocked
- Insufficient heat in a room, that's a fun one
In our parks;
- Rise of more than 1" in sidewalk squares
- Not having vehicle stops in front of gas meters
- Vehicle set back from homes
- Pedestals not secure

These are just some that come to mind but there is a laundry list more. It all matters on who the inspecter is and how they are feeling that day.

Furnace filters can be picked up for 75 cents and it's great way to have a reason to go in the unit. Take the long way to the furnace finding issues before they are a problem. I was changing a filter a couple weeks ago and could smell someone had been smoking in there laced under all the air freshner they sprayed before I came in. Good way to nip things in the butt. Leave the filters to the tenants and it won't get done.

I just went through pricing a contract for the land at my house. Its certainly no money maker but pays the taxes and misc. Things around the house. Price of not having neighbors I guess.

But I am curious what people get in other areas.

Curious if anyone on this site is involved with farm leasing. Price/acre/year. Tiled/untiled. Irrigated/non irrigated?

Of course it can mean other things but when they come on they get my full attention. A property that comes to mind was a listing 2 years ago, cash only, we closed in 4 days. That property remains the highest net but is going to be beat by the property we close on this friday.
