Yes. I have someone that is in the REI space already. However, i like to learn on my own and thats why i am on this site. To find out what i can myself as i am sure many others have done the same. I understand the mindset .That is why i am here in the first place. I have had some great advice from family friends who have been doing stuff in the REI space for a while. I am trying to do what i can for a first and see how i can do it.

My recommendations below:

1. For a rental contract find a local agent that works with investors.  Many local Real estate associations have created state-compliant contracts.  You can also use the agent to run rental comparables to see how much you should charge.  Zillow also has a rental comparable tool.  

2. You can use the Bigger Pockets website to research property management companies or find other investors in your area and ask them who they are using.  

3. We post rentals using Turbo-Tenant which then syndicates the rental on multiple sites.  

4. Regarding protecting yourself- Make sure your tenants have renters insurance and you are named as a beneficiary on their insurance.   Regarding the rental deposit- Much depends on your local laws.  We've moved away from requesting deposits in my market for most of our rentals and now use move-in fees.  

 Thank You ! So what exactly or how exactly do "move-in fees" work compared to a safety deposit ? is it essentially the same amount and more ?

What i am trying to achieve is practically the rent will pay for the back financing on this property  + cover expenses related to rental process itself - fees and maint upkeep . and some more. Granted the property i am looking to rent is new construction..and unoccupied...recouping this should be fairly easy ? I am also looking to do a long term lease if applicable

Also as far as terms go..i as the owner can put ANY terms if i want hypothetically that are within the state / city laws ?

A licensed property manager will be able to utilize the NC Residential Rental Agreement, Pet Addendum, etc. If you self manage, there are several websites where you can download your own rental agreement or, my recommended option, would be to contact a real estate attorney to assist in drafting an agreement that both protects you and your asset while ensuring that you are well within the laws that surround rental properties

Sites to post on: Apartments.com, Homes.com, Zillow and MLS seem to be where we get most of our long term rental inquiries.

First of all, Thank you so much for your detailed reply...literally just got me on the right path ! I was figuring that my next step would be to talk to a Real Estate Attorney to draft or atleast confirm a agreement that is within my rights as well as the tenant and anything around that. 

As far as hiring property managers - Is it usually on a contractual or month by month basis ? i would think it would be possibly tied to the lease itself ? - i will reach out to you directly for these details !
