Post: Where to look for a small multifamily in Boston?

Hey martin, I'm an investor in the Greater Boston area - a few condos and a multifamily and agree that it is definitely difficult to cash flow if you get in to a place that faces competition to win. But there are definitely multifamilies out there that have been sitting for a while and that you can get a deal on. The problem of course is interest rates if you plan on getting a loan. You may need to deal with a little bit of negative cash flow for a while before refinancing own the line. But the appreciation is awesome. Agree with Lien above that the major play in Boston is for the appreciation. That's the chess versus checkers game in my opinion.

Yikes! Tough times really all around. I have several clients who have chosen to pause their search based on rates and competition for the little supply there is out there. Listings in general tough to come by, too, as a realtor. The stats and charts you share here seem to support a lot of that. Thank you sir!

Hi folks, considering investing in the UAE, specifically a condo in Dubai - anyone have any experience investing internationally? Obviously lots of nuances and such to keep in mind. 

Anyone have experience investing in the UAE while living in the US? Financing is a totally different ballgame over there not surprisingly. 

Any tips and tricks would be greatly appreciated.

If the numbers make sense, it may totally be worth it. i personally have not invested in AZ but am aware of the potential so the goal of course would be to tap into the appreciation. I do have experience investing out of state however. If management is the concern, maybe property management would make sense especially now that you may have multiple units?

Generally speaking, with current rates, cashflowing will be tough anywhere unless you're purchasing something that needs work or that is a multifamily (even multifamilies purchased today are unlikely to cashflow where I am - Greater Boston)

Congrats Sam! Why not consider buying a multifamily, living in one unit, renting out the others all while getting the lower rate? I did not do that when I bought my first property 10 years ago but certainly wish I did! :)

Looking at Texas myself for my next investment (I'm based in Boston) and I'm looking at the DFW area as prices are lower, lots of Californians moving to those areas still just like Austin, and there do seem to be a good mix of small multifamilies from my searches and discussions with folks in the area. Cash flow is important of course but at the end of the day I think playing the long game is critical as many folks have already said here. Appreciation and rising rents will go hand in hand and that's what i believe the focus needs to be. Chess versus checkers. My biggest concerns are property management fees (might have no choice being so far away unless its a newer property) and, like you Vika, taxes (very surprised by how high TX taxes seem to be).

Anyone reading, if you have other cities around the nation worth looking at as well, let me know. Not totally tied down to Texas, but very much intrigued by it if I can get the numbers to work.

Thanks Andrew, yes definitely looking for a combo of appreciation and cash flow. Also just so happens that my brother lives North of Dallas so that was one of the appeals of the area as well in case I need his help with anything and I can hit two birds with one stone when I visit. Houston I've already invested in so I'll definitely look into San Antonio as well. Appreciate the input.
