One of my beliefs is knowing your market very well helps build the confidence to act. Look at Lots of properties to learn your market. By that I mean listed properties, for sale by owner, open houses, wholesalers deals, and any other investors deals that they will show you. When you know your market extremely well. It becomes clear which are the really good deals.

Hi,

I was all educated and ready to go a couple of years back until I let fear derail me.  I have re-sparked my desire to become financially independent through real estate.  

I know Vacasa.com lists homes and maybe Evolve 

I found a short-term rental that I wanted to make an offer on. The lender I am working with said it was in 2 rural an area. It is in a gated community with amenities near Hot Springs AR. The occupancy rate is high. I'm looking for a loan that does not need a verified income. I have 20 to 30% down and plenty of cash reserve. Any suggestions?

    I am looking to buy my first short-term rental and have some questions:

    1. Should I be buying under an LLC?

    2. My home state is Washington, I am in Dallas for 6mths and am looking to buy in Arkansas. What state do I set my LLC up in?

    I used vacasa for my str in Georgia.  I loved them. If you want hands off, they do it all.
