Hey everyone!

I’m currently diving deeper into the world of short-term rentals, and I’ve been learning a ton—but I know there are always those little details that can make or break a guest experience or hurt profitability without even realizing it.

So I wanted to ask:
What are some mistakes you’ve seen (or made!) when operating a short-term rental that tend to get overlooked?

Could be anything—

  • Pricing strategy issues

  • Guest communication slip-ups

  • Design/staging oversights

  • Maintenance scheduling

  • Legal/regulatory blind spots

  • Anything you wish you knew earlier

Looking to learn from the community here—your insight could save someone a big headache down the line (including me). Appreciate any thoughts you’re willing to share!

Thanks in advance!

One tip we always recommend—especially for STRs and MTRs—is to go with all-white linens: quilts, bedsheets, pillowcases, and mattress protectors. White not only gives a clean, hotel-like feel, but it also reassures guests that everything is freshly laundered and spotless. When linens are patterned or dark, guests can sometimes wonder if they’re truly clean—white removes all doubt. Plus, it’s easier to bleach and maintain consistency across units.

Whether you’re setting things up yourself or working remotely, this small detail can make a big difference in guest experience and reviews. Happy to share more if you’re setting up from a distance—it's definitely doable with the right systems in place!

Hello Florida investors,

I'm looking to connect with investors who are looking to get into STR investing and are in need of a property management company. I'm with Memories Vacation Home Management, where we value trust, transparency, & profitability. We manage homes all over Florida and would like to continue helping owners maximize their revenue while maintaining their asset to the best of its ability.

Are you tired of managing your property by yourself? Are you tired of other PM companies providing low-quality service? If so, please feel free to reach out to me; I’d be happy to give you more information on who we are and what separates us from other PM companies.
