Great thoughts Bill. I think it's vital to let everyone and anyone you come across know exactly what you do and what you're looking for in this business, and I do that.

I'm really looking to reach out to specific people who are most likely to come across these deals regularly though. I've heard loan officers, bankruptcy/probate attorneys, and tax assessor officials are all good people to connect with. Any other creative ideas?

I hear time and time again how important referrals are to a successful wholesalers business. But who are you reaching out to to find your BEST referrals? Bankruptcy attorney? Local cable guy? Tax assessor? RE agent? Pizza guy? Utility worker?

I've been experimenting with a number of strategies. My direct marketing campaign targeting absentee owners is kicking off this week and I'll let you know how that goes.

I have also found that my network has been my greatest source of leads thus far. I almost wholesaled 3 deals via another wholesaler who was having trouble finding a buyer. In each scenario the deal fell apart after I found a buyer.

Flyers have been a waste of time and I'll never do those again.

If my absentee owner list doesn't work well I'm going to shift to probates and see how those go over.

I find walking/driving my farm areas to be a double edged sword. I do find some of my best leads this way and learn the neighborhood inside and out. On the other hand, it's a huge time drain and can be a real day killer.

I've also cold called for rent landlords that may be burnt out. Most aren't interested because there just isn't enough equity there to make a deal happen. Still waiting to find to a landlord who really has to get out of their property, but no dice yet.

County clerks office is an awesome resource for leads. I think it's a great place for a newbie wholesaler to start off. Totally free and tons of opportunities there if you're persistent.

Definitely buy the entire list ESPECIALLY if they give it to you in excel. Then target all the high equity properties first: sort by last sale date and start mailings from the latest to most recent.

No assignment. Wholesaler #1 was planning on assigning to an end buyer which I brought to the table and we were going to split the fee. Can't really do much here and if and when he assigns months down the line there's a good chance it will be with another investor. Win some lose some =)

Unfortunately for me I'm wholesaling the wholesalers deal so there's little I can do. Oh well, lesson learned and a little bit wiser....

It's not 100% clear as I'm wholesaling a wholesalers deal and I haven't received all the details. The way it was phrased, it sounded like she's losing this property in one way or another and she won't be seeing any of the cash.

Whatever the reason, she isn't going to be cooperative. I'm trying to figure out what I can do, if anything, to move this deal along. Perhaps I could chat with her, sometimes another perspective doesn't hurt. Maybe offer to pay moving expenses, or take her out to lunch. Any thoughts?

Typically when I think wholesale deals, I think about a seller who is motivated and has plenty of equity. The wholesaler puts the property under contract and that's the end of it. I never considered a seller LOSING motivation after the property is under contract or perhaps they never had the motivation, but instead were convinced to sign under emotional duress....

Appreciate your thoughts guys, but man is it tough to let this one go! The wholesaler has it under contract, and a ready, willing, and able investor is all lined up. It's just a shame that there's no way to make this work!!
