Hello Bigger Pockets members, in your opinion what is the best way to invest in real estate without purchasing property or buying a REIT? Say someone has $20,000 cash and its just sitting there, and cant be used for retirement accounts because they are maxed, and the person has no debt. Curious to hear suggestions.

I've thought about BRRRR it's not my cup of tea. The expenses/Seasoning would be detrimental. Buy and hold. I'll leave BRRRR to the flippers.
