Hi Bill,

My day job allows me to work with affordable housing developers. It seems like they are always applying for funding from CDBG (community development block grants) or HUD grants to fund their purchases and rehabs.

I have been looking for a way to bridge the private side of our business (HMLs,) with the public side (tax credits, etc) It seems like you mentioned that you have done that before.

Would you mind elaborating on the potential for a hybrid model which would allow the best of the private sector with the non-profit housing sector?

I see a great need for senior housing in CA...and I'm wondering if going the NPH route will allow me to makea bigger difference while providing a decent return as well...

With the inventory in my local market getting tight, I've had to have my assistant drive around and get addresses for homes in very poor shape.

I've gotten my agent to give me the home owners names.

Now, I've got a list of 50 homes that are in very poor shape and I'm going to start calling the owners to buy the properties.

Does anyone have any suggestions on a script? Or some pointers that will increase the chance of success on these calls?
