Hi James,

i don't know what are the best places to invest in Cleveland with a good ROI for cash flow.

Are Euclid, St clair superior ,Forest hill also rough areas?

Are rough areas very bad for investing and what are risks?

Hi everyone,

I'm looking for a good and investor friendly realtor in Cleveland OH to help me investing in a multifamily home from abroad (Switzerland).

My budget is max 70k with an high ROI .

Maybe I've to look near to Glenville, St clair superior or University in the south?

I'm ok to fix home if necessary with a local team.

Thank you all for your answers, I love this advice exchange community. You know at the moment everyone is afraid of the crisis as if it was going to be the end of the world. There are good reasons to think that, given the crisis of 2008, but I am still very positive about real estate in the long term because it is part of the primary needs to be housed, especially in areas with a growing population. Real estate is the best long-term investment because it protects against inflation and provides a certain security from the moment the purchase is made intelligently. Even if the value of the property falls, it continues to provide cash. If prices go down you can buy cheaper, if prices go up you are happy because your property is increasing in value but it doesn't change anything because what matters is what you get back. For my first investment I am interested in Orlando. I don't know if in my budget I should look for a small house on the outskirts of the city in the neighborhoods mentioned or rather a condo in the center (max 20 miles from the center).

My strategy would then be to buy other apartments with a 50% mortgage to keep a good cash flow and limit the risk of excessive debt. What do you think about it?

I think that Orlando will always remain an attractive city because it is located in the center of an attractive state that can only develop in the future.

Keith Rogers , you right 170k is not enough for single house in good place but I prefer To invest in Orlando than Midwest.

As you Said Orlando is Booming and supply is important so it's a good place To own rental property for long term. Even if the market will krach (nobody know) i think that the city will remain more attractive than many others city.

Rental Yield are not so high,maybe 6% net max with a condo. OK but  as long as supply is here it's ok.

Good question about Switzerland. Cash flow Doesn't exist in this very safe and nice country because prices are too high (a simple single house is about 1 million usd).

Looking other countries for investing is important, and US is the first real estate market in the world with a lot of interesting cities  ( i think about Orlando , Tampa,West palm beach, Atlanta,Phoenix,LV).

What kind of area do you think about with that budget for single home or multifamily?

Good areas for familles with good schools and not tourism areas.

As a foreigner investor in US we can not take a mortgage easely so we pay cash.

Hello,
I am a foreigner investor from Switzerland and i want to buy a rental property in Orlando.
Max 170k for first investment.
What kind of product and What area should i buy?
Maybe a 3 bedroom condo not very far from downtown or maybe a single family home in south (kissimmee, Davenport, Dr Philip?).
I only want To invest for classic rental with no vacancy area.
I will Come To Orlando in January.
