Hello all quick update

dwsd had sent me mail it's tenant responsibility. I have closed the documents. Payments still not done.what to do now.how to stop title company from sending these funds to dwsd

It is  a useless company.whatever they earned they showed it expensed on house. Since iam out of state/ country I cannot verify all details.they will not send all these papers for taxation.iam preparing my self.

thanks for guidance.

so usually how long it takes for forfeiture vs foreclosure.which one is quicker.Can buyer state financial hardship legally and ask for more time than contract .hence putting deal in limbo.

Hello everyone. Are land contracts a good way to sell your house.everywhere I read it ,it says land contracts are predatory.But so far I can understand seller has huge risk if buyer defaults, then you have to go to courts and all the complicated stuff.So seller wastes time.Please share experiences especially if someone has suffered buyer default and how it was dealt.

manager at title company maintains the same status.title company have that my account statement showing 0$.they want a statement from utility company that it will not be a lien in future on house.Uptill now I haven't been able to get that from utility company 

as per my understanding tenant water account is established after water affidavit and lease documents and lien cannot be put on property 

any suggestions on how to get that from utility company

Hello Travis irony of situation is it's in tenant account.dwsd says it's tenant responsibility. Buyer and seller agrees it's tenant responsibility. Title company transferring doesn't agree

$54,000 is a massive water bill and I can understand the title company's hesitation to insure title on this. But, if it truly is in the tenant's name it could be as easy as having title call DWSD or get some sort of written statement from them.

Hi Travis. No body contacted and no body knew about this bill,till the house came in market and the bill found out by first prospective buyer.Now Me as a seller, buyer agreed that this bill will not be paid by seller.Dwsd agreed on phone not in writing that this bill will be paid by tenant.title company wants it to be paid from Seller’s proceeds before settlement. Any suggestions
