That was a scam from afar. And the review from the person claiming to be a BP member closed. 

There are wholesale lenders that work with ITIN do true DSCR and No DSCR loans.

I agree some lenders do have a to many restrictions. I can recommend options for you.

Any market that you find a property that has positive cash flow or you can flip or do a BRRR is good.

There is no problem with a NonQM wholelender or a broker to do a 5+ to 30 unit STR.

It would be a DSCR loan and I love the Airdna report that can help get your loan to debt service.

There are options of looking at rent rolls and or statements from Airbnb, Vrbo and so on.

What is the LTV in your property? if below 65% bridge hard money would be the way to get a loan down.

If the income is good to show a DTI then there are FHA loans that you can do.

This is good if Debt to income is good this will be a good option. 

Another options is a cash out for business purpose primary through hard money. 

Its a no income loan but proceeds would have to be for business purpose.

Hello Tara,

I have not done seller financing however I have refinance a lot of loans that where seller financing. Most of them have a balloon payment. It makes sense to get your equity out. The rate you are offering sounds low in my opinion.  But it could be good for a buyer that wanted an investment property. 

It would be two loans unless you go through the troubles of getting the units to spit up to get three loans. Refinancing the blanket loan you have would be easy. Shop around for best terms. Message me and connect.

With the two loans you can get 30 year fix loans.

Hello Fabio,

I like the Austin TX and San Antonio since I do a lots of loans in that area of the USA.

Something to not Texas has no state Tax but their property tax is higher than other states. 

Welcome to America. I have worked a lot with foreign nationals and it can be easy way to structure future financing since there are programs that don't require USA credit.

This is not a problem at all.

Here is the criteria I see. 20% down payment can be first time home buyer.  It can have no prepayment to a max of 5 year PPP.  

Property can have some minor deferred maintenance and it wont matter if it debt services.  I can get you in contact with lenders that do this type a loan. 

This is an easy loan for a lender with lots of foreign national experience. 

DSCR loan at 75% LTV if no USA credit no problem. No USA visa no problem

Must have an active unexpired visa.  It is basically a no income loan.

2nd option is a No Ratio no DSCR loan at 80% LTV even easier to qualify then the first option.
