Hi Josh, do you know any property managers that could help me manage this?  

Do you have data of taxes and insurance?

I have a few properties and need to put them into 1 or several LLCs anyone knows a ball park of how much it costs? And would there be any online services to get this done properly and cheaper?

I have an opportunity to put a contract on a property with the following numbers:

Asking price $365k

8 unit property

5.5% commercial loan;20 yrs

Rent is $5400/month fully rented, currently 7 out of 8 units are rented

Property taxes are $8k

Property located in flood plain but has not flooded there for several decades so risk is low

landlord pays for water and lawn:$500 per month

Property insurance is approx $3000 per year

Any thoughts on what any of you guys would offer?

I am under contract on an 8 unit property, it is located away and I wonder how can I manage the property, any toughts?

Is anyone aware of any courses to become a more structured and systematic property manager?  I have 13 units and would like to look for ways to do this in a more structured way.
