Thanks for the insight... Cape Coral FL or Tarpin Springs FL... nothing specific on Outer Banks just yet.  Both look appetizing, markets appear to be priced at marginal positive cash flow based on selling prices and mortgage rates.  Not sure if I was mssing something.
