Definitely not trying to pro long the repair. I have had two plumbers out so far and we are trying to find the root cause. We definitely may be digging that ditch, but just trying to figure out the issue first.

Hey Guys,
We have a plumbing issue in one side of a Duplex that we are currently trying to get a tenant in to. The volume of water coming into the unit is not sufficient and when you run multiple fixtures the pressure drops off significantly. We are still trying to pin point the core issue and plan to solve the problem, but it probrably will not be resolved before we get a tenant in.
The situation is live-able, but certainly not ideal. So my question is...
Would it be a good idea to sign a lease addendum with a tenant to say that the lease is discounted by lets say $50 a month until the issue is fixed? I see it as a good way to let the tenant know that we are serious about the problem, and let them get a discount for dealing with the issue.

Thanks everybody. I meant to say they will be out by the end of January not February, but I think you all got the idea.
I will review codes in my area too, but am I hearing correctly that as long as I put all names on the security deposit check it does not matter who I send it to?

Here is a fun one for the new year...We just bought a duplex and inherited 4 tenants in one 2 bedroom unit. They are 2 couples. On the 28th one couple said that they were assaulted by the other and are moving out and will not be paying rent. They have said they would provide medical/ police documentation, but have not yet.
We immediately posted a lease termination notice and since they are on a month to month the lease will terminate at the end of February. The other couple has informed us they will only be paying half of the rent for January.
Should we push hard to get the other half of rent or just take what we can get and get them out? Can we take the other half of rent out of the security deposit? Who should the security deposit go to?
