Thank you, everyone responding to my post:) I am all ready so excited I can hardly contain it! Question: I have been doing remodeling to my home since I purchased it in 2010- made my living room and kitchen area more "open concept" and have exposed concrete flooring which I want to stain and seal. Now the question: should I complete the work and then refinance, or can I refinance and use that money to complete the work in a more timely manner? I am researching the HELOC as was recommended, I just want to start investing NOW! Hehe!

Greetings from the desert! I am Samantha, 'er Sam, 33, new investor. I am very interested in the BRRR or house hacking strategies to start up. I have read- or listened to- the book about rental real estate and how to start investing with little or no money down. I am so interested in all of this!

I want to learn how to start, regardless of all I have read, guess I'm nervous. 

The only experience I have is purchasing my own home. I would think I would have to refinance to obtain the capital to purchase another property? I do not have the capital otherwise, but my home is awesome and would hope it would be worth it.

Also, my home has solar. Has anyone added "green" aspects to their rental homes? I am interested in reducing my renters carbon foot print, without thinking about it.

That's all I can think of at this time, I'm sure I'll think of questions and ask 'em to ya, so keep your eyes on me!
