@Stephen Torti Hey Stephen, aside from filtering "multi-family" on realtor.com or Zillow , MLS is really the only true option to see every multi unit on the market.

For 5 or more units, use LoopNet.

I'm not an attorney, but I do not believe that's accurate. If they're in a month to month, all you need to do is give them a termination of tenancy letter, and give them a full 30 day period, which is sounds like you did. 

If you went FHA, keep in mind FHA guidelines state that you have 60 days to occupy the premises. Your intention is to occupy so I wouldn't stress it too much, given you're making the efforts.

I would highly recommend an attorney that deals with evictions. I have a REALLY good one, who only does housing matters. PM me if you need his contact.

@Paul LaGrandeur Paul, welcome back. I’ll keep it brief, as I think Anthony gave a pretty great response!

Some areas that I have an EXTREMELY good feeling about are: Valley / Waterfire district providence. Valley Street area is really changing with co-working spaces and lofts. Pay close attention!! I think it will be the next west end. PC, Lasalle, and Mount Pleasant will always be solid.

Pawtucket will appreciate greatly as well, if you choose the right areas. I have a handful of buyers from Mass that I’ve helped close on their properties, and they picked Pawtucket due to it’s convenience for Boston employees (Amtrak).

You should also take advantage of RI Housing’s first time home buyer downpayment assistance program. (Not sure if you’re a first time buyer).

@Matt Charette hey Matt, I’m a Realtor and investor here in Providence. This sounds like a good deal for me. Any 2 family in providence will go for at least 215,000. You’re going to be able to rehab this and pull money out. (I’m assuming it needs work).
