Can you all recommend good broker to join as a part time agent? I want a broker that is online friendly and no need to go into the office.

Asking this question for a friend: 

My friends started the section 8 process and already sent them the landlord package but the process is taking forever. Can he keep showing the place and when  he get someone else ready to pay and move in, can he cancel the section 8 process? 

After inspection we ask seller to fix few vital items like the heat wasn't working. But the seller is not willing to fix it but asking of we can take credit. What do you guys think? Can I ask for credit up to the amount of replacing the hvac system which I doubt the seller will accept or just pull out of the contract?

We don't know the extent of what is going on with the heat.

I purchased a townhouse in Baltimore city. I submit rental property and license application. How long does it take them to complete the process? I already completed the lead inspection.

I have a potential tenant looking to move in April 1, can I have a tenant before the license process is completed?

Which type of insurance do you guys recommend for a town house rental property? Landlord insurance or personal home insurance? I wont live there. Planning on renting per room.
