i am not selling the rentals as they bring in cash flow except when repairs are high, which they usually are, this year was very expensive as i needed 2 basements with wall support work and one also needed waterproofing, @ $7,500 each and lucky to get that price, plus $10,000 in roof and gutter work plus over $5,000 in general maintenance after tenants moved or city inspection, all together over $30,000, so  thats why I am now interested in flipping, as it may take several years just to  break even with the rentals,  my credit is good except for the many loans and credit cards, which i always pay on time,  I have some good contacts in Jackson, Mi for plumbing, furnace, tree trim, electrical etc, and now basement and roofing, so  I could organize many repairs in that general area to start, but am open to any state
