Thanks everyone. Moot point now as informed won't be renewing. Now just asking for other concessions. It just never ends. But at least the lease ends in May and no more  dealing with a nightmare tenant. If I mentioned the half of it, you would be amazed as this is someone who is familiar with real estate. Thank you again for taking the time out to post your thoughts/suggestions. Much obliged.

Thanks Nicole and Gail for your replies. We tried a property manager (although we do use a property management company to find and vet potential tenants) and talk about a rip off!  $100 for the first mowing (found out the going rate is $25  for that size lot at most) etc. We have a pretty good lease and although it states renewal option at same price (our mistake), the fact that he moved in a tenant violated the first term or condition of the lease. Then stating not renewing, would be a second. IF, he makes a fuss now, we will agree but make the lease even more iron clad than before. Renting is a learning curve, sometimes a steep one. 

Yes, it is a hot market (one of the hottest in the country) but as a result the market is becoming saturated with rentals. But given the loss of trust, we'd rather take our chances and move on. What surprised me was that the man is in the real estate business and should know about the importance of notification of long term unauthorized "visitors". Perhaps, his confidence as an "insider" made him think he was above the "law" and he could play us novices (i.e. not in the real estate business) for fools. Go figure. Thanks for your comments.

Hi Deanna, Agree it is luck of the draw. It's really not about the mother, although we ARE concerned about a woman in her 90s navigating the stairs to the top floor every day to use bathroom and sleeping facilities. Wouldn't put my mother through that and she is only 81!  It is about a tenant who from the get go has asked for all kinds of compromises. Realize the first one, to meet at an earlier time rather than that designated in the lease, was a "test" of the landlord. Each "test" led to greater concessions and repairs (in the thousands) that really weren't needed. The mom thing, come to think of it, is the icing on the cake. Or, rather, the straw that broke the camel's back. Who know what's next? And we have no way to check regulary on the property being far away in another state. Thank you for your 2 cents though.

Thanks Michele. Appreciate your input. Yup, "schemer" is what worries us so far away. Life is too short for dealing with folk who suck all the energy out of you and demand all sorts of favors in what is clearly a business. We think better to say "no thanks" on renewing and move on.  Paying rent on time is just one piece of the puzzle. Thanks again for responding. Much obliged.

Tenant moved in 91 yr old mother without telling us a couple of months after signing lease. We are out of state and had no way of knowing. He got around to telling us as a by the by recently wanted a significant rent reduction to renew (we said no thanks as it is already rented below market value on zillow), then he comes back and want to rent for another year at same price. We asked for proof could afford (W2) and he is well able to yet tried to ask for a major rent reduction in a hot market. As to the mother living there, problem is the bedrooms are on the second floor and we don't know if his mother is in good health to navigate them daily to bathe and sleep. We are concerned about her safety and liability (on our side). Also, once lease is signed can this (so far very high maintenance) tenant demand modification on this single family home which is our only rental? If we refuse to renew, can we be accused of age discrimination. Appreciate any advice
