I want to have my assistant do at least soft title searches for me for properties that i want to bid for on Sheriff Sales or items that i want to try to by from wholesalers.  I want to make sure that there are not liens there.

I don't want to pay for a title every time  I am trying to put out a contract or bid on sheriff sale proprieties.

What is the best way for my assistant to learn to do soft title searches. I didn't find any worthwhile video on You Tube.

I went to look at a house and when I looked outside it seemed to have some foundation issues where I noticed a crack on the outside wall. How expensive are these fixes. I am wondering what's the best strategy when I go to look at houses. Should I take a contractor along. How about some ideas like taking a video or photograph and sending to a contractor for review.
