Hey everyone-

I'm moving to Austin in mid-July and looking to start working towards obtaining my Texas license. I was wondering if anyone had recommendations of where/who I should go through to do this. Disclaimer that I am looking to do this completely online. All insights are greatly appreciated. Thanks in advance.

Hey Chris-

I first would like to thank you for sharing your insights as they are greatly appreciated. 

I think I'm definitely leaning towards living and establishing residency in a state that has no income tax (Texas, Florida). However, I do understand that some other variables such as property tax rates are more friendly in AZ and CO. I think it is imperative to be frugal early on as every cent counts in building my wealth to where I want it to be... 

I think you made some great points regarding those markets. A big part that I am still learning to comprehend is that wherever I start I may not finish. I can live in one of these markets and still end up investing in the others. I am still very young and would like to be in a bigger city, with a younger demographic like Austin, or Denver as you mentioned. I definitely will consider your insights and thank you again for sharing them.

Much appreciated! I do have a few questions regarding financing and the process of getting approved.  

Is there a way I can get pre-approved without having a full-time job locked in yet, or do I have to wait until I have secured a steady stream of income? I am aware lenders will look back at 2 years of income history and with me being fresh out of college I am afraid I won't be able to secure financing until at least 6-12 months into my job.

Ideally, I can start looking for places to house hack now so I am ready to pull the trigger when I do secure a job rather than waiting to find the job and then find the place. However, as I mentioned, it is difficult right now with me being concentrated on more than one market... Although, I would say that Austin is probably my top location right now and has been the location I've applied to the most. 

Full disclosure I do have some student loans and a great credit score.

Hey BP family, my name is Sam Nayyer and I'm a newbie investor that will be graduating from the University of Iowa this May! Post-graduation I am looking to jump right into the industry and get started in property management (open to commercial, or residential opportunities). 

I am still in the process of narrowing down a market, but currently am honing in on Austin, TX, Phoenix/Scottsdale/Mesa, Denver, and South Florida (Miami Dade). I understand narrowing down the market is the next step in the process, but also is contingent on where I can get a job. 

I am initially looking to get started with house hacking wherever I do end up and then transition into the vacation rental game as I am very passionate about traveling. Long-term I think I would also like to dabble in long-term rentals as well, but don't want to get too ahead of myself. 

Any insights/feedback/advice is greatly appreciated; I look forward to getting to know you all and beginning this journey to financial freedom!
